Okay everyone I have came up with a couple ways that chat break is occurring.
1:Opening the change appearance tab without loading your inventory and exiting it before the items load.
-----This is one major cause of chat lag to occur and can be avoided by loading your inventory as soon as you enter game.
2:Trading a player and exiting as soon as you see your bottom inventory is not loaded.
-----Depending on how soon you exit this is another problem that causes chat break and again to avoid load inventory before hand.
3:Opening the auction house and messing around with the settings before the first page opens and the items are viewable.
-----This also causes chat break when exiting the auction house. A way to avoid it is to be patient and have the first opening page load before tweaking around with the different settings of it.
4:Editing the room and deciding not to change anything and canceling.
-----This causes chat break for you and a way to avoid it is to simply go back into editing mode and hit save.
5:Editing the room without having your items loaded and exiting before your items load.
-----This also causes chat break and again a way to avoid it is to have load the inventory before hand.

I agree! i found that allowing things to load before taking any type of actions prevents alot of in game issues for me. It just takes patience, however I know that some people have loading issues that cause them to load slower than others.
